Swanbourne is one of Perth's most prestigious coastal suburbs, tucked between the Indian Ocean and bushland reserves. Its beach, shared between dog walkers, sunset-chasers, and a well-known clothing-optional stretch, defines the suburb's relaxed, outdoorsy character. Property prices sit firmly at the top of the market, and the suburb carries a reputation as the domain of established wealth. Quiet, leafy streets and an unhurried pace make it attractive to families and retirees, though public transport leaves something to be desired.
The typical house sells for around $2.68M and rent of $1500/week, placing it 163% above the Perth metro median. Getting to the CBD takes a 23-minute drive or 46 minutes by transit, and most residents drive (61%). At 82/100, safety here is notably above the metro average of 52 by 30 points, with low rates of both property crime and violent offences. The area's 2 schools hold a combined rating of 89/100, among the highest in Perth. The median age is 38, with households earning $3,418/week.
“I diverted to Seaward Ave and into smaller streets in Swanbourne so I can park to make phone calls. Then this guy came up to me and asked what my business was and I told him I'm parked temporarily to make phone calls. He told me that I wasn't allowed to park in there (facing a park) and not allowed to enter the estate.”— 260 upvotes in community discussion
