Guildford is Perth's most historically significant suburb, a colonial-era townsite with pubs, pottery studios, antique strips and riverside reserves that feel genuinely old-world. Community spirit runs deep here, from Medieval Fayres at Stirling Square to campaigns saving century-old trees. The vibe is established and arts-leaning rather than slick or modern, with South Guildford offering large blocks at reasonable prices, though aircraft noise and the fading antique trade are real trade-offs.
Property prices sit at a median of $1.15M and rent of $750/week, which is 13% above the Perth metro median. Expect a 26-minute drive to the CBD (or 46 min via public transport), and most residents drive (59%). At 18/100, the safety score sits 34 points below Perth's metro average of 52. School quality is among the highest in Perth, with 2 schools holding a combined 79/100 rating. At a median age of 46, households here bring in $2,207/week.
“Went to Alfred's Kitchen (wow, yum) and saw a dinosaur across the street. For $5 ($3 for kids) each we got to wander around this old theatre filled with a bunch of taxidermied animals and skeletons and fossils and stuff. Felt like I was getting to see the eclectic collection of some 1800s lord explorer... Also around the corner from Hogwarts. Fun lunchtime excursion, this tourist enjoyed!”— 48 upvotes in community discussion
